2.1 Specific Obligations
Each Owner:
(d) shall adhere to, comply with and strictly observe this By-law and each and every part thereof the Restrictive Covenants and all Rules, Regulations, By-laws, and Resolutions, in respect to the use of either or both, his Unit and the Managed Property and in so doing, each Owner shall:
(xxiv) ensure that any and all Occupants of his Unit comply with those requirements that the owner must comply with under this By-aw, the Restrictive Covenants and all other Bylaws, Rules, Regulations and Resolutions and not keep, harbor, house, or in any manner whatsoever, allow any pets or livestock in the Owner’s Residential Unit or on the Managed Property other than the following:
- a reasonable number of birds or fish or other small aquarium animals;
- one (1) or two (2) dogs that weigh less than 30 lbs. each; and
- one (1) or two (2) cats;
provided that all pets shall be subject to strict compliance with the Rules and Regulations of the Corporation.
Except when in a Residential Unit, all pets or animals must be hand leashed if appropriate, kept under control, and kept in the care of a responsible person who shall ensure that the pet shall not traverse or cross the common property to or from the Residential Unit unless carried in the above manner. Any municipal by-law in effect in the City of Red Deer with regard to pets or animals at any point in time shall have effect with the Common Property and municipal officers are authorized and permitted to enforce city bylaws on the Common Property. No visitor shall bring any animal or pet of any kind upon the Common Property area or any Residential Unit.
Note: Board of Directors approval is required before a pet is introduced to Sierras of Michener Hill. Upon approval a copy will be filed with Sunreal and the original returned to you.
